APPLICANTS AND OCCUPANTS

An applicant must be 18 years of age or older to qualify as a tenant. All individuals 18 years of age or older must complete an application and be listed as a tenant on the lease agreement. All individuals 17 years of age or younger must be listed on the application.

IDENTIFICATION

Valid government issued photo identification is required for all applicants. Non US Citizens are required to submit INS documents for verification. Acceptable forms include:

  • Form I-551 Permanent Resident Card
  • Form I-688 Temporary Resident Card
  • Form I-688A Employment Authorization Card
  • Valid Driver’s License
  • Valid State Issued ID Card

BY SIGNING THE APPLICATION YOU ARE AUTHORIZING BPM TO CONDUCT A FULL CREDIT, CRIMINAL AND EVICTION BACKGROUND CHECK 

CREDIT REPORT

Each applicant’s credit report will be requested and processed. A credit score of 600 score is required. In the event the applicant’s credit score is less than 600, 1 year of verifiable rental history will be required along with proof of income, which must be provided on the application. BPM will entertain co-signers, (at BPM’s discretion). All applicant’s criminal background will be checked.  All applicants must be free of felony charges.  Registered sex offenders are automatically denied.

CO-SIGNERS

A co-signer is a guarantor for the applicant and must meet the following criteria:

  • At least 18 years of age.
  • Lives in Dickinson or within a 25 mile radius.
  • Complete an application with payment, same rental requirements as the applicant.
  • Must sign the lease agreement and agree to all terms of the lease.

RENTERS INSURANCE

Bauer Property Management does not mandate Renters Insurance, but does highly recommend. In the event of your property being damaged, lost or stolen, Bauer Property will not be liable.
